A listing photograph has to describe it — flat and even, so the room reads the way it does in person, with no wide-angle distortion, no blown windows and no colour cast off the walls. A buyer who arrives and finds a smaller room than the photograph promised does not make an offer, and the agent wears it.

The MLS listing photo suite.
Every room a leasing page needs, in one pass: the living and kitchen level, the bedrooms, the baths, the finished lower level, and the exterior. 5 points at Tier 2, capped at three a month — the cap exists because this is a whole-property shoot rather than a five-frame visit, and that is what a month honestly holds alongside everything else.
Delivered twice: at MLS syndication dimensions, and sized for the web, so the same set works on the listing and on the property’s own site without anyone re-exporting anything. Grouped by room rather than dumped in one folder, which is what makes a leasing team able to find the frame they need a year later. This is the photos-only line — where the brief also wants a clip, Deliverable 03 below is the bundle.

The walkthrough film.
One continuous move through the property, cut to music and graded — the cheapest line on the menu at 1 point, and the one that does the most work on a listing page. It is what a scroller watches before deciding whether to open the photographs.
The 6 published tours run 14–56 sec, and the spread is not sloppiness: a one-bedroom apartment is honestly a 14 sec walk, while a new build with a finished lower level and a lot worth showing needs 55 sec. Padding the short one with slow drifts is how a tour starts to feel like an evasion. Landscape, because it sits on a listing page and in an email, not in a feed.

The bundle: the whole photo suite from Deliverable 01 plus the walkthrough clip from Deliverable 02, from one visit. 7 points at Tier 3, capped at two a month. Bought separately the two lines come to 6 points, so the bundle is not a discount — it is a scheduling guarantee that the stills and the film are the same property on the same day, in the same light, with the space dressed the same way.
That matters more than it sounds. A listing where the photographs were shot in March and the tour in June shows two different properties, and the discrepancy is the first thing a careful buyer notices. The frames and the 31 sec clip above are all from one morning on Peregrine Road.

This is one property, shot once: the Peregrine Road listing photography and walkthrough film.
Single-space amenity clips.
One space, one clip, no narration — the pool, the gym, the business centre, the neighbourhood park. These come off the same session as the walkthrough and exist because a leasing team needs to post about one amenity at a time, and cannot keep re-linking a whole property tour to do it.
They run 5–19 sec, which is the shortest deliverable the studio ships. A room with one thing worth seeing is honestly a five-second clip, and stretching it is how a leasing feed starts to look padded. Delivered either as graded B-roll selects at 1 point, or cut as a walkthrough edit if the space needs a beginning and an end.

The lot, the street, and the roofline.
Interiors cannot show a corner lot, a walk-out grade, or the fact that the property backs onto trees rather than onto the next roof. One aerial frame answers the question a buyer asks after the photographs, and for a new build on raw ground it is often the only way to show what is actually being sold.
Booked either as aerial stills inside a photo pack, or as the drone sequence on the menu when the listing wants movement. The two frames above are a corner lot mid-build and the same development from higher up.
